I’m starting this renovation by first addressing all of the issues that were discovered during the property inspection, and there were many.
- Roof (duh! Just look at the color.)
- HVAC
- Radon (just over the allowable 4.0 limit. It came in at 5.4.) But any radon is not acceptable. Did you know it is the leading cause of lung cancer in nonsmokers?
- Mold (mostly in the basement indoor outdoor carpet) but don’t worry, I didn’t like the carpet at all.
- Mice (a few dead ones.) YUCK!
- Carpenter Ants (on one corner of the exterior.)
- Underground Oil Tank (to be removed.)
- The lawn irrigation system
- No ventilation fan in the attic (it was removed. Why would someone do this?)
- Plumbing (there were a few leaks.) Might be more, we shall see.
The most important thing I want to say is that we went into this purchase knowing everything that is wrong with this house. Because of our home inspection, we had numerous additional inspections.
